The project entailed the construction of a residential/commercial mixed use scheme comprising groundworks, a single storey reinforced concrete basement and a ten storey reinforced concrete frame. The site was located adjacent to Shepherds Bush roundabout, one of London’s busiest.
We were engaged by Shepherd Construction on behalf of Redrow Homes as a domestic Sub-Contractor on an amended form of sub-contract, JCT Design & Build 2011, with design responsibility for temporary works and without any permanent works design responsibility.
The scope of work comprised reduce level dig, basement excavation, design and installation of temporary works to the basement and pit excavation, underslab drainage, RC single storey waterproof basement and lift pit, RC foundations for the core, site wide drainage and services including the installation of a pumping chamber, construction of a ten storey RC Core and Frame utilizing a jump-form method of construction for the RC Core, external works and hard landscaping. Good site logistical management was paramount for this project as the site was located immediately adjacent to the busy Shepherds Bush roundabout.
The drainage connection to the main sewer was located in a shared access road which was in use daily by neighbouring residents. The existing manhole over the sewer connection was broken out and we constructed a new deep manhole. Due to the need for shared access our working hours were restricted from 10.00am to 4:00pm. We devised a method of working to take account of these restrictions. We installed a ‘bailey bridge’ solution over the new manhole/shaft to facilitate out of hours access for the adjoining residents. The temporary bridge was lifted on and off daily using the tower crane.
The scope of works entailed:
As a result of implementing good site logistical management and jump-form construction techniques for the reinforced concrete core we achieved completion of our Superstructure RC works in 37 weeks, 8 weeks ahead of our 45 week contracted programme duration. We had a return visit to complete the hard landscaping package (Scoutmoor York Stone paving) which we achieved in an 8 week period, 2 weeks ahead of our 10 week contracted programme duration.
